Buying in Morocco: calculating the true budget for your home

Purchase price, fees, credit, charges and travel: a concrete method for comparing homes and keeping a realistic living budget.

An apartment falls within your price range. You like the photos, the neighborhood seems convenient, and the advertised monthly payment appears affordable. Yet one question remains open: after the purchase, how much will you really have left to live on? This is often where the soundness of a real estate project is decided. The listed price allows you to begin a search. It is not enough to make a decision.

In Morocco, the debate on access to housing invites us precisely to look at this difference between an available property and a truly accessible home. Here is a Darweb method to prepare your budget, compare several apartments, and identify expenses that easily fall into the background. The numerical examples in this article are fictitious. They serve to explain a calculation, without representing the prices of a neighborhood, a bank's rates, or the average expenses of households.

Why look at affordability rather than price alone?

On September 21, 2026, the Economic, Social and Environmental Council presented the theme of the focus of its 2026 annual report: access to decent housing. Among the questions announced are the adequacy of supply to the needs and purchasing power of households. This is a work program, not an already published report or new purchasing rules. For a buyer, this distinction has a simple translation: a cheaper apartment can cost more in daily life if it imposes long commutes or renovations that are difficult to finance. Conversely, a smaller home, well located and easy to maintain, may better match your life. There is no answer that works for all households. Your budget must tell your situation, with its constraints and priorities.

Start with your needs, before the bank simulation

Write down on a sheet of paper what the home must allow you to do. How many people will live there? Will an extra bedroom be needed soon? How often do you get home late? Does someone need an elevator? Is parking essential or simply comfortable? These questions seem far removed from financing. Yet they prevent you from paying for little-used features or underestimating a costly constraint.

Then separate your criteria into three groups: essential, desirable, and negotiable. A reasonable commute time may be essential; a terrace, desirable; recent decoration, negotiable. Keep this list during viewings. It will help you recognize a home that meets your project, even if its listing is less appealing. Distinguish three envelopes that are not used at the same time

The first envelope covers entry into the home: down payment, acquisition fees, any intermediary's compensation, moving, immediate renovations, and necessary equipment. The second corresponds to regular expenses once you are settled. The third remains available for unexpected events. Mixing these three amounts easily gives the impression that you have more usable money than you actually do.

An amount kept aside to repair a car or to cope with a temporary drop in income is not automatically a real estate down payment. Likewise, the renovation budget must not disappear in the final price negotiation. Make three separate columns. For each line, indicate a confirmed amount, an estimate to be specified, or an expense still unknown. An empty box is not a zero expense: it is information to obtain before going further.

Request a detailed estimate of acquisition costs

Do not calculate your budget using a percentage you heard in a conversation. The applicable costs must be specified for the property and the transaction under consideration. Ask the notary for an estimate that distinguishes the different items, the amounts owed to the administration, their fees and the other expenses of the file. If an agency is involved, clarify separately its remuneration, the person who pays it and the conditions set out in your agreement.

A total announced orally is less useful than a document where each item appears. This document allows you to check what is included and what remains to be paid. Calculate the cost of the loan over its entire term

A lower monthly payment may seem reassuring, especially when it allows you to fit within the monthly budget. But it must be read together with the repayment term, the total cost, the insurance and the associated fees. Two offers are comparable only if you know what each one includes. Ask for a written simulation and the conditions that could actually be offered to you after the file has been reviewed.

Also note the consequences of early repayment, the guarantees requested and any conditions linked to other banking services. If your financing includes a variable mechanism, have its operation explained with examples suited to the contract. Do not confuse a commercial estimate with a definitive commitment. Housing costs continue after signing

Add to the loan payments the expenses that actually correspond to the housing: co-ownership charges, utilities, insurance, maintenance and other obligations applicable to your situation. Ask what the co-ownership contribution covers and which expenses may be billed separately. The number of amenities does not, by itself, tell you about their condition or their operating cost.

An old elevator, a swimming pool or large common areas deserve concrete questions. Who ensures maintenance? What work has been decided? What documents make it possible to understand the accounts and the budget? Do not draw a conclusion from a single remark by a neighbor. Look for documents and ask the manager or the seller for an explanation. This process provides information as much about the quality of the management as about the amount to plan for.

The daily commute is part of the real estate budget

Visiting a home on a Sunday does not allow you to know the commute on a Tuesday morning. Test the journeys at the times when you will really make them. Look at the existing transport, their connections and the walking required. Distinguish an available service from an announced project. A future facility may be interesting, but your organization for the coming months should not depend on a date that is still uncertain.

In your comparison, add up the additional expenses for fuel, transport, parking or childcare linked to the change of address. Add an assessment of the time lost, without assigning it an arbitrary price. If a neighborhood forces two people to use a car where one was enough, the difference deserves to be studied. A saving on the purchase price is not necessarily a saving on the family budget.

A hypothetical example to compare two homes

Let us take a household comparing two apartments. In the first scenario, its monthly housing and travel expenses would be 4,000 MAD for the loan, 300 MAD for charges, 500 MAD for utilities and 900 MAD for travel: the total would be 5,700 MAD. In the second, they would be 4,400 MAD for the loan, 400 MAD for charges, 500 MAD for utilities and 300 MAD for travel: the total would be 5,600 MAD.

These figures are teaching assumptions, not market estimates. They show why a higher monthly loan payment does not automatically mean a higher cost of living. The second home is not declared better: it could require a larger down payment or present other constraints. A good comparison keeps the entry cost, the monthly cost and quality of life in separate columns. Do not reduce everything to a single total.

Keep a reserve for the first expenses

A socket to replace, a lock to change, an appliance to buy or a leak to deal with can happen shortly after moving in. In an older home, ask for a technical inspection if you have any doubt about damp, electricity or the condition of the equipment. In a new build, check the features that are included and those that are not. A kitchen shown in a commercial image is not necessarily included in your purchase.

For the necessary work, get quotes rather than impressions. Distinguish what must be done before moving in from what can wait. Also plan for the effect of timing: paying rent and a loan instalment during a transition period can weigh on your cash flow. Your remaining income deserves a personal calculation

Remaining income is what is left of your available income after the expenses included in your budget. For it to be useful, describe your method: regular income actually received, housing expenses, other loans and essential commitments. Then look at what still has to be funded with that amount: food, health, children, family support, leisure and savings. The same amount can be comfortable for one person and insufficient for a family.

Avoid counting an exceptional bonus as permanent income. If your activity is irregular, also build a scenario with a less favourable month. Is the project still manageable without a new loan to pay current expenses? This question does not replace the bank's analysis. It lets you check your own financial comfort, whether or not the application is accepted. An authorisation to borrow does not oblige you to use the entire capacity offered.

Treat expected assistance as a condition to be verified

Public assistance can change the financing of a project, but a distinction must be made between general information, the eligibility of your situation and the outcome of your application. The official Maroc.ma portal reports on the direct housing assistance programme and its opening to different categories of beneficiaries. Consult the updated conditions on the programme's official platform and have your application verified before making a commitment based on this assistance. Do not assume that a home is eligible because an advertisement mentions it. Ask which elements confirm it, who carries out each step and how the deadlines are coordinated. A budget does not protect against an incomplete file

An apartment that is financially accessible can still pose a documentary or technical problem. Before you commit, have the situation of the property examined by the competent professionals. For a registered property, the ANCFCC has an official service for requesting and verifying property certificates. The certificate does not replace all the verifications involved in an acquisition.

Check that the information you have does indeed concern the home you visited, its annexes and the person involved in the sale. A parking space, a terrace or an area presented as private deserves a documented explanation. If an answer is missing, note it down instead of replacing it with an assumption. The time spent on these verifications is part of your preparation, just like the financing steps.

If you are buying from abroad, add coordination

Your presence in Morocco may only be possible for a few days. In that case, make a schedule that distinguishes the visits, the documents to be gathered, the study of the financing and the signing. Ask what can be prepared remotely and what requires a presence or a particular formality. A possible power of attorney must be discussed with the professional in charge of the file, according to your situation and the deeds concerned.

Plan for travel expenses without assuming that a single trip will be enough. If you are financing the project with income in another currency, also study the effect of exchange rate variations on your transfers and on your budget. Do not use a single rate to present a sustainable capacity. Keep the useful supporting documents and ask your bank how to organize the transfers. Good preparation reduces decisions made in the rush of a flight home.

Use a comparison table that keeps the unknowns

For each home, note the asking price, the available down payment, the costing of the fees, the immediate works, the expected monthly cost, the journeys and the documents to be obtained. Add a column for the source of each amount: quote, simulation, accounting document or simple estimate. You will then know which lines can really be compared and which remain fragile.

After a visit, fill in the table before making another one. Memories quickly blur when several apartments look alike. Also keep the reasons that make you hesitate: noise, access, light, layout of the rooms. This is useful information, not secondary flaws to forget because the price seems attractive. Two properties that look similar on paper can offer very different daily lives.

What must be clarified before an offer

Before deciding, make sure you can explain your choice in a few sentences: the home meets your needs, the upfront expenses are identified, the regular charges have been studied and a reserve remains available. You also know which points must be validated by the notary, the bank or a technical specialist. If an essential amount remains unknown, ask for the information before building your commitment around an optimistic estimate.

The right budget is not the one that only allows you to get the keys. It is the one that lets you live in the home without turning every unforeseen event into a difficulty. Keep your criteria, compare the documents and give yourself the right to walk away from a property that does not suit you.
